Exploring New Residential Developments in Boston

Several new developments are popping up throughout Boston. Here are just a few to keep a closer eye on.

51-Story Tower to be Added Atop the South Station

Plans are underway to construct a 51-story tower atop Boston’s South Station. Having already received approval from the Boston Planning & Redevelopment Agency, the developers are only awaiting final approval from the state before construction can begin. If all goes well, the developers expect to break ground in the spring of this year.

Starting nine stories above ground, the tower will feature higher-end office space on its first 25 floors. The top 16 stories, on the other hand, will feature luxury condos offering views of the region. If the building is constructed as planned, it will become the fourth-tallest tower in Massachusetts. The development, which is being designed by Pelli Clarke Pelli Architects, will also include an approximately 50 percent expansion in the capacity of South Station’s bus wing.

Bay Village May Get Massive Apartment Tower

According to plans that have been submitted by developers Transom Real Estate and Wheelcock Capital, Boston’s Bay Village may soon get a 19-story, 131-unit apartment building at Church and Stuart streets. Boasting one bedroom, two bedroom and three bedroom units, the 146,000-square-foot building will also feature 3,000 square feet of ground-floor retail space as well as a parking area with 50 parking spaces.

While a 19-story building will be quite huge when compared to other buildings in Bay Village, it would not be completely out of scale as some nearby addresses offer more than 10 floors of space.

Hyde Park Funeral Home Offers Development Opportunity

A funeral home that has recently been put on the market in Hyde Park offers opportunity for development. Located at 1445 River Street, the three-floor colonial-style building has been on and off the market since late 2015. While the building would make for a nice single-family home, it also presents an excellent development opportunity for the right developer.

When it was originally put on the market, the 3,908-square-foot house had an asking price of $677,700. Now it is available for $589,000. The building also features one full bathroom and the potential for five bedrooms.

Avalon North Station Apartments Open

The 415-foot, 503-unit Avalon North Station officially opened last month, making it one of the tallest new apartment buildings in the city. Located at 1 Nashua Street and originally named the Nashua Street Residences, the 38-story tower offers 24-hour concierge, a pet spa, a 24-hour fitness center, a 35th-floor lounge with a game room and a terrace, 220 parking spaces, and a public arcade providing access to the North Station and its Green and Orange lines.. As the city’s first residential high-rise, it also features destination-controlled elevators that help to get users to their floors faster.

The smallest studios in the building are 460 square feet while the largest units offer 1,704-square-feet of living space. Rent on studios starts at $2,335 per month, while rent for a one-bedroom starts at $2,805, for a two-bedroom starts at $3,475 and for a three-bedroom starts at $5,435.
